Seaview personnel are specially trained and equipped to assist you in finding a property to rent that will meet your needs. Each agent maintains a database of properties available to rent, prospective tenants and your requirements. As properties become available, our first action is to contact prospective tenants on the database whose requirements match the property.

Viewing

Having identified prospective properties, Seaview will arrange for you to view the property. The viewing will be arranged at a time to suit you, which could be in evenings or week-ends. Viewing will always be accompanied by a Seaview representative, who will be able to provide immediate advice and answer any questions you may have.

Offer/Application

Having selected a property, you will need to complete a written application. At this time any details or requirements can be agreed, including occupancy date, duration of the letting, etc. An "Application Fee" of £25.00 per person (including VAT) will be required. There will be a further £20.00 (including VAT) if a guarantor is required and these costs are a contribution towards the administration and reference costs.

References

Seaview will take references, normally, this will include your employer, any former landlord and a character reference. In addition a credit check will be undertaken. Where a tenant is unable to meet the required income or credit checks, the tenant can have a Guarantor agree to underwrite any rent liabilities.

Rent

Rents are normally quoted on a calendar month basis. In addition, the tenant is normally responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. Rents are payable by standing order (unless alternative arrangements are agreed in advance) to the Seaview Estates account, monthly in advance, with the first month's rent due before taking occupation of the premises.

Deposit

A deposit is required prior to occupation. This is normally equal to about one months rent, but may vary. Check with the Seaview Estates representative. Your deposit is held by the DPS. The deposit is held to cover any breakages, damage, or other tenant liabilities. The deposit cannot be used by the tenant to cover rent.

Seaview Estates may ask for the following details:

  • References from previous landlords – you may be asked to give the details of where you have lived within the last 3 years.

      • A credit check – this will allow us to see if you have a good history of paying your bills.

          • Your bank details – including bank name, account number and sort-code

              • Details of your employment – your employer, job title, payroll number, salary, previous employer, etc.
